What 40 Years in Vancouver Real Estate Taught Me

It taught me the market is never just one thing. Here’s why.
It’s always changing, and that’s the only constant.
People can risk getting caught up in today’s headlines and forget that Vancouver’s been through booms, busts, interest rate shocks, and political changes before.
In 40 years, I’ve seen prices double, then fall, then double again.
I’ve seen buyers who thought they were paying ‘too much’ end up with homes worth five times as much.
I’ve also seen people stretch too far, buy at the wrong time for their situation, and regret it.
Right now?
Inventory’s up.
Interest rates are still weighing on people.
Buyers have more choice than they’ve had in years, but they’re cautious.
Sellers who price properly will sell.
Those who chase yesterday’s prices will sit.
My advice has never changed: buy when it makes sense for you, sell when it makes sense for you.
Don’t try to outsmart the cycle.
Vancouver has always rewarded patience and punished panic.
