What types of listings are there?

Open listings give the authority to sell the property to one or more Realtors.

With an open listing, you also have the right to sell the house yourself, without having to pay a fee for service and without having to deal with the Realtor.

Exclusive listing gives one Realtor the sole authority to sell the property.

MLS® listing gives the Realtor the authority to work with other Realtors through your local real estates board's MLS® system.

An MLS listing gives your property maximum exposure. This type of cooperative effort may result in the listing Realtor sharing the commission with the selling Realtor.

What is the MLS® system?

The Multiple Listing System® system is a cooperative listing service operated by local real estate boards. Your property is listed on it along with everyone else's.

How can the MLS® system help sell my home?

Within 48 hours, complete details of your home are distributed to all MLS Realtors via modem technology. Through http://www.mls.ca/, the national MLS® Internet web site, participating local Realtors can advertise (and search) listings nationally. Your property gains more exposure because it reaches the majority of the real estate professionals in your community.
